Straightforward applications rarely need a broker. The value shows up when your circumstances do not fit the box a high street computer is expecting.

Company directors and the self-employed

Some lenders use salary plus dividends drawn. Others use salary plus your share of retained profit, which on the same set of accounts can mean tens of thousands of pounds more. Knowing which lender does what is the job.

Credit history that needs explaining

Defaults, County Court Judgments and past arrangements are rarely fatal. What matters is the age, the size and what has happened since. Some lenders take a considered view where others apply a blanket rule.

Landlords and limited company structures

Rental stress tests, SPV lending, personal guarantees and portfolio assessments. Once you hold four or more mortgaged properties the lender panel narrows sharply and the paperwork gets heavier.

Applications that have already been declined

Worth a conversation before you try anywhere else. Each new application leaves a mark on your credit file, and several in quick succession make the next lender more cautious rather than less.

A proper conversation

Twenty minutes by phone, on Teams or Zoom, or in person at Kings Hill. We establish what you are trying to do and what your position genuinely is.

We research the market

We look across a wide range of lenders and work out which will realistically lend in your circumstances, rather than which has the lowest headline rate for somebody else.

A clear recommendation

In writing, with the reasoning, the total cost over the deal period and our fee set out plainly. If your existing deal beats anything we can arrange, we will tell you that instead.

We handle the application

We deal with the lender, chase the valuation and keep you updated. Lisa spends much of her week chasing solicitors so that you do not have to.

A case from last year

She had been told it was not possible

A relationship had ended and left her paying off a former partner's debt. By the time she came to us she had rebuilt her finances but assumed buying was permanently out of reach, because that is what she had been told.

Her family were able to help with a gifted deposit. The rest was a matter of knowing which lender would look at the circumstances rather than the credit score alone, and putting the case to them properly the first time. She completed on her first home.

Not every case ends this way, and we will tell you early if we think yours will not. But a great many people write themselves off before anyone has looked at the numbers.

Where we are

Kings Hill, and wherever suits you

The office is at Churchill Square Business Centre in Kings Hill, a few minutes from West Malling. We work with clients across Maidstone, Tonbridge, Sevenoaks, Aylesford and the rest of Kent, and with a number of clients in Staffordshire and further afield.

Plenty of the people whose mortgages we have arranged we have never met in person. Appointments run in person, by telephone or by video, at a time that suits you rather than one that suits office hours.
